This exclusive opportunity with Fortis Talent is your chance to step into a career-defining, newly created senior role with one of Sydney’s most respected commercial office fit-out specialists - a business that is rapidly expanding, winning larger projects, and intentionally investing in top-tier talent to shape their next chapter.
You'll join a business that's experiencing significant growth, with turnover now exceeding $35M. Off the back of a strong pipeline, they've recently moved into a brand-new North Sydney office, setting the stage for their next phase of expansion. The culture is collaborative, energetic and down-to-earth - a team that celebrates wins, supports each other, and isn’t afraid to roll up their sleeves when challenges arise.
This is an exclusive, strategic and incredibly rare appointment. As the sole BDM, you’ll become the face of the brand, drive high-level relationships, and open doors to the institutional, corporate and property groups that will define the company’s next decade of growth.
The Opportunity
As Head of Business Development, you’ll take full ownership of driving growth, shaping market presence, and strengthening partnerships across the commercial office fit-out and refurbishment landscape. This isn’t a cold sales environment - you’ll be representing a respected brand known for quality, delivery and long-standing client loyalty.
Up until now, the directors themselves have been leading all major business development activity. With the business scaling rapidly, they are now ready to hand this responsibility to someone senior, trusted and deeply networked - someone who can step into the spotlight, elevate the brand externally, and confidently steer the front end of the business.
What You’ll Be Doing
Drive new business generation across commercial workplace fitout and refurbishment projects (typically up to $20M, with appetite for larger projects).
Tap into your existing network across leasing agents, tenant reps, architects, designers, developers, landlords, and client-side PM firms.
Break into institutional property groups such as Dexus, GPT, Charter Hall, Centuria (CPT) and other major corporates.
Represent the brand at high-value industry events such as CoreNet Global, Property Council of Australia (including their Women in Property network), NAWIC, WIDAC, Design Show Australia, Sydney Build Expo, and other workplace, leasing and commercial property forums where your network thrives.
Lead pitches, submissions and presentations, positioning the brand with credibility and confidence.
Build a long-term pipeline, forecast opportunities and partner closely with estimating and delivery teams to ensure a seamless transition from pitch to project.
Maintain meaningful relationships through to project completion - ensuring clients feel supported end-to-end
About You
You’ll thrive here if you’re a well-connected, senior BDM who loves building genuine relationships and opening doors at a high level.
We’re looking for someone who is:
Deeply networked in Sydney’s commercial property, design, or workplace delivery sectors.
Experienced in commercial fitout, refurbishment, D&C or adjacent built environment industries.
Confident presenting to senior stakeholders, pitching large projects and guiding clients through early engagement.
Polished, credible and strategic - someone who sees opportunities before others do.
Driven, self-managing and excited to own the entire BD function.
Salary & Commission Structure
This role has been designed to genuinely reward high performance. Alongside a base salary of $180K–$200K + super, you’ll earn a percentage of the total contract value on each project won, with commissions fully uncapped. With strong networks and the ability to secure mid-to-large scale commercial fitout projects, you can expect an OTE of $350K–$450K+, with the potential to exceed this as the pipeline grows and institutional relationships deepen.
They are open to onboarding the right person either this side of Christmas or in the New Year, depending on your availability.
How to Apply
If you’re a senior BDM who wants to step into a role with genuine ownership, influence and the opportunity to shape a company’s next chapter, I’d love to speak with you. For a confidential discussion, please contact Caroline Stark on 0412 386 631.
Fortis Talent has been exclusively engaged to deliver this appointment. No other agency has access to this role. To be considered, applications must be directed through us - all enquiries are handled confidentially.
