We are currently seeking a Property & Maintenance Coordinator to ensure our homes and facilities meet the highest standards of safety, compliance, and comfort.
Reporting to the General Manager, the Property & Maintenance Coordinator will play a key role in managing the maintenance and compliance of AMS homes and facilities. This role is responsible for:
Coordinating property set-up, maintenance, and compliance requirements.
Logging, allocating, and tracking maintenance requests.
Managing contractors, service providers, and real estate agencies.
Conducting regular property inspections and ensuring regulatory compliance.
Leading and supporting the Maintenance & Repairs Officer.
Ensuring an exceptional customer experience for participants, staff, and stakeholders.
This is a part-time role, working 20 hours per week (4 hours per day, 5 days a week). The role operates under a hybrid working model (office and remote), with some travel to sites required.
To be successful in this role, you will have:
Property management experience (essential).
Experience with the Residential Tenancy Act and NCAT.
Strong organisational and attention-to-detail skills.
Excellent communication and problem-solving abilities.
Proficiency in Microsoft Office (Word, Excel, Outlook).
A collaborative, team-oriented approach with a positive attitude.
Essential requirements:

Job tasks and responsibilities:
· Conduct inspections (including routine/final inspections etc)
· Arrange and co-ordinate maintenance and repairs with tenants and tradespeople
· Organising the preparation of rental paperwork including lease agreements, rental authorities and bonds
· Process tenant applications
· Incoming/outgoing condition reports
· Assist in the preparation of rental marketing material
· Prepare and hand over documentation and keys to renters
· Assist and follow up with tenants on lease agreements, arrears etc.
· Preparing & attending VCAT where needed
To be considered you must have the following:
· Current Agents' Representative Certification and a recent Police Check
· Great computer skills with experience in property management software Property Me ideal but not essential
