About The Opportunity

The Role

As a Part-Time Property Manager at Milk Chocolate, you will be responsible for the day-to-day management of a growing portfolio of residential properties located primarily in Adelaide and its surrounding areas (currently comprising 17 properties). The role will also manage the Canberra portfolio (presently comprising 34 properties). For the Canberra portfolio, you will be the primary point of contact for tenants and owners; however, all open homes and inspections will be conducted by our long-standing contractor. Whilst you will need to hold a South Australian licence, Milk Chocolate will pay for your ACT mutual recognition. 

This role plays a crucial part in delivering a best-in-class experience to our landlords and tenants while supporting the strategic vision of the Head of Property Management.

You’ll be the on-the-ground expert in Adelaide, working closely with our Sydney-based HQ to ensure consistency, compliance, and care across every touchpoint of the tenancy lifecycle. What This Looks Like In Practice

You will:

  • Manage a portfolio of residential properties across SA and ACT

  • Be the main point of contact for tenants and owners, handling enquiries and issues with professionalism and efficiency

  • Coordinate inspections (routine, ingoing and outgoing) using Inspection Express 

  • Oversee maintenance requests and liaise with contractors, our Projects and Maintenance team

  • Conduct lease renewals, manage rent reviews and ensure minimal vacancy rates

  • Maintain accurate records and compliance documentation in PropertyMe

  • Handle arrears management, routine reporting, and tenancy breaches

  • Assist with the onboarding of new landlords and tenants

  • Contribute insights to improve property performance and tenant retention

Skills & Qualifications

  • Current SA Real Estate Registration

  • Minimum 2–4 years experience in property management (SA and ACT experience highly regarded)

  • Proficiency in PropertyMe, Inspect Real Estate, Inspection Express, Tapi and Google Workspace

  • Confidence in managing multiple priorities with competing deadlines
