About The Opportunity
This role will support or lead the delivery of multiple projects, depending on your experience. Working closely with the director and senior PMs, you'll gain exposure across the entire development lifecycle:
Liaise with councils and stakeholders through the approval process
Track project budgets and timelines while preparing regular reports
Attend meetings and support communication and project administration
Manage or assist in delivering projects from DA through to construction support
Coordinate with consultants, authorities, and contractors across multiple projects
Prepare or assist with feasibilities, development applications, and tender documentation
About You
To succeed in this role, you will bring strong communication and project coordination skills, with a background in property or development:
Able to manage competing priorities across multiple projects
3+ years’ experience in a development management or ADM role
A property, construction, architecture or related tertiary qualification
Comfortable working with consultants, councils and approval processes
Experience across DA/CC/tender stages in residential or mixed-use projects

The Role
As a Part-Time Property Manager at Milk Chocolate, you will be responsible for the day-to-day management of a growing portfolio of residential properties located primarily in Adelaide and its surrounding areas (currently comprising 17 properties). The role will also manage the Canberra portfolio (presently comprising 34 properties). For the Canberra portfolio, you will be the primary point of contact for tenants and owners; however, all open homes and inspections will be conducted by our long-standing contractor. Whilst you will need to hold a South Australian licence, Milk Chocolate will pay for your ACT mutual recognition.
This role plays a crucial part in delivering a best-in-class experience to our landlords and tenants while supporting the strategic vision of the Head of Property Management.
You’ll be the on-the-ground expert in Adelaide, working closely with our Sydney-based HQ to ensure consistency, compliance, and care across every touchpoint of the tenancy lifecycle. What This Looks Like In Practice
You will:
Manage a portfolio of residential properties across SA and ACT
Be the main point of contact for tenants and owners, handling enquiries and issues with professionalism and efficiency
Coordinate inspections (routine, ingoing and outgoing) using Inspection Express
Oversee maintenance requests and liaise with contractors, our Projects and Maintenance team
Conduct lease renewals, manage rent reviews and ensure minimal vacancy rates
Maintain accurate records and compliance documentation in PropertyMe
Handle arrears management, routine reporting, and tenancy breaches
Assist with the onboarding of new landlords and tenants
Contribute insights to improve property performance and tenant retention
Represent Milk Chocolate’s brand and values in all interactions
Skills & Qualifications
Current SA Real Estate Registration
Minimum 2–4 years experience in property management (SA and ACT experience highly regarded)
Strong communication and relationship management skills
High level of organisation, independence, and follow-through
Proficiency in PropertyMe, Inspect Real Estate, Inspection Express, Tapi and Google Workspace
Confidence in managing multiple priorities with competing deadlines
An understanding of SA residential tenancy legislation
A collaborative mindset – you’ll be part of a national team
A current driver’s licence and a reliable vehicle

Position Summary
The role of Executive Assistant is responsible for providing sales, administrative and coordination support to one of our leading Real Estate Agents. This role will ensure that all services and activities are delivered with the highest level of detail and standard. As a key ‘go-to’ person for the team, you will ensure that any issues are resolved effectively, and requests are completed within a timely manner. The industry is fast paced and requires an extremely high attention to detail, meticulous planning ability and a positive and proactive attitude.
Key Responsibilities
● Manage end-to-end marketing campaigns
● Oversee real estate marketing activities, including social media strategy and execution
● Attend client appointments, inspections, and internal meetings
