Senior Building Manager / Portfolio Manager Opportunity in Sydney!
Sydney Building Management & Projects is a fast-growing facilities management company servicing premium residential and mixed-use buildings across greater Sydney. With strong client relationships, a reputation for technical expertise, and a technology-driven approach, we are continuing to expand rapidly.
We are seeking an experienced Senior Building Manager / Portfolio Manager to join our leadership team. This is a hands-on role where you will have 20 hours on-site hours a week + mentor and support a team of Building Managers while overseeing the operations of multiple buildings. You’ll also contribute to larger projects, but your primary focus will be people leadership, service delivery, and ensuring our portfolio runs smoothly.
About the Role
As a Senior Building Manager at SBMP, you will:
Work onsite across residential and mixed-use buildings.
Mentor, train, and support a team of Building Managers, ensuring high standards of service delivery.
Conduct regular building inspections and provide feedback and guidance to your team.
Act as the senior contact for Strata Committees, attending and leading meetings as required.
Assist with budget preparation, capital works planning, and compliance schedules.
Coordinate maintenance and contractor works, ensuring safety, compliance, and quality outcomes.
Oversee larger projects (remedial, asset replacement, upgrades) in support of your team and the wider portfolio.
Contribute to continuous improvement by recommending and helping implement operational changes.

Strong leadership and mentoring skills, with experience supporting a team.
Excellent customer service focus with thorough knowledge of building operations.
Hands-on, proactive approach with strong problem-solving abilities.
Organised, detail-oriented, and able to manage competing priorities.
Comfortable working onsite, engaging directly with residents, contractors, and committees.
Requirements
Minimum 5+ years’ experience as a Senior Building Manager or equivalent.
Minimum 2+ years' experience managing a portfolio.
Proven experience managing and mentoring other Building Managers.
Right to work in Australia (full-time).
Excellent communication skills, both written and verbal.
Strong computer literacy and ability to adapt to new systems.
Current Australian driver’s license and vehicle (required for site travel).

Your Role in Action
Undertake detailed and complex commercial and financial analysis (including Net Present Value and Internal Rate of Return calculations, market analysis and risk identification and mitigation) and present recommendations on complex property related transactions that provide for informed decision making.
Undertake sensitivity analysis, cost/benefit analysis and option analysis (including preparation of findings and recommendations) on complex property related transactions that provide for informed decision making.
Undertake on behalf of the Area Manager as required, the negotiation of lease and license agreements on Western Power property assets to achieve financially and commercially acceptable outcomes.
Undertake on behalf of the Area Manager as required, the negotiation of property acquisitions and disposals of property assets to achieve financially and commercially acceptable outcomes to Western Power.
Prepare high quality Business Cases and Decision Sheets on complex property related transactions.
Undertake on behalf of the Area Manager as required, negotiations with internal and external stakeholders to secure interests (including easements) required by Western Power.
Contribute to and support the Safety, Health, Environmental & community programs.
What Makes You a Great Fit
Tertiary qualifications in a property related discipline and extensive property related experience.
Minimum 7 years' extensive and or broad experience and knowledge within a property environment with an extensive understanding of property markets, principles and legislation
Extensive and demonstrated experience in property analysis and financial evaluation
Extensive experience in negotiating commercial transactions with external parties, including leasing arrangements, acquisitions and disposals
Demonstrated organisational and time management skills with the ability to undertake multiple activities
Strong communication and interpersonal skills
