Key ResponsibilitiesCoordinate daily maintenance and liaise with trades and services
Approve and manage invoices
Manage rent reviews, lease renewals, and rent increases
Monitor and follow up on rental arrears
Issue notices in accordance with the Residential Tenancies Act
Conduct entry, routine, final, and open inspections (with Field Officer support)
Coordinate advertising and process tenancy applications
Manage tenant move-ins, move-outs, and transfers
Handle bond negotiations and claims
Prepare documentation for VCAT and attend hearings
Take on and manage new business properties in collaboration with BDM
Maintain accurate records and manage day-to-day correspondence
A current Agent’s Representative Certificate or Full Real Estate License
A strong understanding of the Residential Tenancies Act 1997 (Vic) and Estate Agents Act 1980 (Vic)
At least 1 year of experience managing a residential rental portfolio
Excellent written and verbal communication skills
Strong time management and attention to detail
A valid police check (or willingness to obtain one)
Familiarity with PropertyMe and Inspection Express (or similar systems) is highly regarded
Field Officer support for routine and entry inspections
Accounts/Admin support for lease renewals, inspection scheduling, invoicing, and more
