The Role:

  • Co-manage this agents diary
  • Liaising with vendors, buyers and solicitors throughout the sales process
  • Provide full sales support throughout the process
  • Liaising with the marketing team to coordinating photo shoots, floor plans, marketing material and agent branding
  • Prepare for listing presentations
  • Administer properties through the sale process
  • Ensure accurate compliance of documentation associated with listing and selling properties
  • Contact and consult with valuers, building/pest inspectors, council and solicitors, to ensure the smooth progress of sale and all appointments are on time and efficiently run
  • Liaise with Vendors, tenants, outside agencies to arrange access and prepare the property for a photo shot
  • Prepare all pre-auction sales summaries, auction packs and original contracts
  • Undertake pre-settlement inspections
  • Organise Saturday Open Packs
 
The Candidate:
  • Have a strong administration background in Real Estate ideally
  • A Current Certificate of Registration or willing to obtain 
  • Ability to manage a prestigious work load with high end clientele - you will be working on multi-million dollar listings
  • Provide a high stand of customer service
  • Strong communication skills (both written and verbal)
  • Ability to work autonomously & part of a team

About the opportunity

As the Property Agreements Specialist reporting into the Property Agreements Manager, you will provide senior level support to the Inland Rail property agreements function across projects within NSW and Queensland facilitating delivery of a corridor of land that helps to make Inland Rail a reality. About You

  • Tertiary qualified (degree qualification in technical, legal, conveyancing, property or other relevant discipline)

Key responsibilities will be: 

  • Follow up Tenant Arrears & issue Annual Rent Reviews to tenants

  • Approve owner payments twice a month

  • Prepare annual property budgets

  • Manage after hours callouts/maintenance

  • Conduct regular property inspections

  • Coordinate Building upgrades & refurbishments - capital expenditure

  • Coordinate routine repairs & maintenance – Manage defect reports & repairs

  • Manage Lease renewals (incl. negotiations)

  • Manage tenant movement in/out of properties

  • Attend other client meetings

  • Manage Insurance Renewals and Claims

  • Recover Sundry charges from tenants

  • Budgets - prepare and review property budgets, once a year from March to June

  • Recoverable Outgoings - Prepare & review recoverable outgoings

  • Process Invoices for payment
     

Training

  • Participate in Training/Education - Property Manager to Property Manager advice, Property Manager to Sales & Leasing advice and external training

  • Attend Industry functions
     

This position will be well suited to someone with a strong background in Property Management, including:

  • Residential or Commercial property management experience

  • Current Real Estate Registration through the ACT Office of Fair Trading

  • Working knowledge of ACT legislation relevant to this role (Leases Act, Agents Act, Dangerous Goods Act, Work Health & Safety Act, Unit Titles Act, Unit Titles (Management) Act, BCA)

  • Intermediate user of Google Suite & Microsoft Office

The Role

You'll work directly with our Head of Growth, serving buyers across Greater Brisbane—one of Australia's strongest property markets.

Your clients include:
